Legislative requirements  require the permit be held for 5 business days after lodging the application with Council.   The demolition permit is then immediately forwarded to the Applicant so safe and compliant deconstruction can begin (learn more). BA&A provides demolition approvals valid for 6 months to help ensure compliance with the code. If the deconstruction is not completed before the lapsing date, an extension of time may be granted from Council, at an additional cost for an extra six months.

A full certifiers assessment confirms if additional applications are required. Generally, when no further applications are triggered, requirements include

  1. Sewer capping

  2. Site cleared of debris

  3. Asbestos clearance certificate

  4. Final inspection

Terms you need to know

1.

RFI:  Request for Information, sometimes also called a list of requirements. This document outlines all items required by the certifier to issue an approval.

2.

Asbestos Clearance Certificate: this is a safety compliance document. It states that a thorough inspection was carried out on a building / structure that has undergone asbestos removal. Declares the area safe to be occupied. The inspection must be carried out by a licenced asbestos assessor. 

3.

Form 4: this is a document organised by a plumber. It reports the capping or sealing of the sewer.  

4.

Form 21: the final certificate issued by the certifier to the applicant and Council - finalises the demolition approval.
