Building Approvals and Advice has a dedicated commercial team whose experience will ensure that your commercial buildings (classes 2-9) are safe, compliant and fit for purpose. We also work together with architects and building designers, structural engineers, fire engineers and access consultants to streamline your application. 

 

Projects under 2000 sq.m are our specialty, including:

  • Residential unit block

  • Industrial buildings

  • Shop fit out

  • Medical centre

Documentation required to help you get started
 
  • Architectural Drawings

  • Structural drawings including soil test and structural engineer’s certificate.

  • All services Drawings applicable to the project (eg. mechanical, electrical, hydraulics, civil etc.) accompanied by the relevant Form 15 Design Certificate

  • All Consultants must provide a Form 15 and competency documentation

  • Copy of Town Planning Approval including conditions and stamped plans*

  • Copy of any relevant searches relating to the property, site property information form and certificate of title including easements and building envelopes*

  • QBCC insurance prior to Approval*

  • QLeave portable long service notification receipt if the value of work is $150,000 (excluding GST) or more. (Payable online or at any Australia Post Office)

  • Energy Efficiency Report*

*These items are generally required for Commercial building work. However, they may not be required on every project.

Form 11: this is the final certificate issued, specifically for commercial projects, by the certifier to the owner and Council in order to finalise the building application.
